THE RENTAL APPLICATION PROCESS
- It is our office policy to have all interested parties drive by the locations of the rental units. They are then encouraged to call the office for an appointment with the leasing agent.
- Once an appointment has been scheduled, the leasing agent will meet the prospective tenant at the property and supply them with an application.
- The application process is simple. A completed and signed application needs to be returned to the office as soon as possible, along with the following information: a copy of driver’s license or other photo identification, 2 recent pay stubs or letter from an employer, and 2 separate money orders, made payable to MVL Property Management, LLC. The first money order is for the application fee-$40.00 for one person, $40.00 for a married couple, and $35.00 for each additional adult. Please note, this is a one-time fee that is not refunded!! In order to reserve a particular unit, the applicant must also provide a second money order, a deposit equal to one month’s rent, at the time of submitting the application. In the event MVL, on behalf of the owner denies the application, the office will return the deposit to the applicant within 10 days of the date the money order was received. It is our office policy to work on a “first come, first serve” basis with all applications.
- Once the application has been submitted the office staff will review the completed application before submitting it to the owner for approval. The turn around time for processing an application is typically 3 working days. Failure to provide the necessary items will delay the process.
- The owner is responsible for making the final decision, based on the following qualifications: credit history, income, and prior landlord reference.
- After the application has been approved and in consideration of preparing a lease and getting the unit ready for occupancy, should the applicant wish to withdraw the application and not sign the lease, it will be necessary to forfeit the deposit as liquidated damages.
- Once approved, an approval letter will be mailed which will instruct the applicant to schedule a lease signing. If denied, a denial letter will be mailed along with the money order for the first month’s rent.
- Fair housing laws prevent discrimination based on race, color, religion, sex, ancestry, national origin, handicap disability, age, and familial status.
